It was the middle of April and we started, very slowly, looking at the rental options. There were many questions to answer. The first one was where to look. The second one, should we rent a house or an apartment. The most important one, however, was: how much we are willing to pay for the rental. All these three criteria are interlinked and one determines the other. We didn\u2019t want to buy a property straight away. The plan was always to come, live here for a while, see how we like it and then go from there.\u00a0<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Urbanization<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/litora.es\/pl\/finding-a-school\/\" type=\"post\" id=\"349\">The school is located in La Eliana<\/a>, however not in the town center but more on the outskirts, in the urbanization. Our friends live in this urbanization and they can walk to school in less than 10 minutes. That was a tempting option to look for the house to rent nearby (near the school and near them). Our friends belong to this closed WhatsApp group for this urbanization and they posted the message saying that we were looking and if anyone was planning to rent or knew anyone who was renting. Living in this urbanization would have many advantages (like the mentioned proximity to school and friends and a common swimming pool), but there were other things to consider as well. The monthly rent would be definitely higher than renting an apartment and there are not many other amenities nearby (meaning, you will have to drive if you want to go to the shop, doctor, etc). In the UK we lived in a small village, on the outskirts of it and close to the fields and we felt really isolated there. <a href=\"https:\/\/litora.es\/pl\/why-relocating-to-spain\/\" type=\"post\" id=\"342\">Relocating to Spain was about The Change (in a broad way), and deciding about where to live was one of the major factors.<\/a> We wanted to be close to people and to all the amenities. Moreover, I was born and grew up in a big city in Poland and I have missed the \u201chustle and bustle\u201d of the city. Back in the UK I used to do all the driving and it was a lot of it, especially with the children&#8217; s extracurricular activities and having friends in Surrey and sister in Liverpool so relocating to Spain was about me having to drive less. Living in the urbanization without a grocery shop, church (we are Catholic), doctor at hand, I would be forced to drive everywhere.\u00a0<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>La Eliana<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nasz\u0105 uwag\u0119 przyku\u0142o wi\u0119c centrum La Eliana, poniewa\u017c jedynym odleg\u0142ym miejscem by\u0142aby szko\u0142a, a wszystkie inne udogodnienia i us\u0142ugi by\u0142y \u0142atwo dost\u0119pne. Oznacza\u0142o to jednak, \u017ce szukali\u015bmy g\u0142\u00f3wnie mieszka\u0144 i nie byli\u015bmy pewni, czy ten pomys\u0142 nam si\u0119 spodoba. Mieszkali\u015bmy w domu przez ostatnie 9 lat gdzie nasze c\u00f3rki sie urodzi\u0142y i dorasta\u0142y. Uwielbia\u0142y ogr\u00f3d i schody na pi\u0119tro, gdzie mia\u0142y sypialni\u0119. Chocia\u017c dom nie by\u0142 du\u017cy, mieli\u015bmy ogromny strych do przechowywania rzeczy, a z szopy ogrodowej zrobili\u015bmy biuro. Mieszkania zazwyczaj nie oferuj\u0105 dodatkowych schowk\u00f3w i nie mo\u017cna po prostu wyj\u015b\u0107 na zewn\u0105trz, kiedy tylko si\u0119 chce. Wynajem mieszkania by\u0142by wi\u0119c dla nas swego rodzaju degradacj\u0105. Jednak bior\u0105c pod uwag\u0119 wszystkie inne czynniki i cen\u0119 wynajmu zdecydowanie ni\u017csz\u0105 ni\u017c w przypadku wynajmu domu, przeprowadzka do mieszkania wydawa\u0142a si\u0119 logicznym wyborem.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Big city rental<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rozwa\u017cali\u015bmy r\u00f3wnie\u017c wynaj\u0119cie mieszkania w Walencji. Dziewczynki nadal mog\u0142yby ucz\u0119szcza\u0107 do Iale, poniewa\u017c jest tam \u0142atwy dojazd metrem, a za dodatkow\u0105 op\u0142at\u0105 mo\u017cna te\u017c skorzysta\u0107 z autobus\u00f3w szkolnych. Nie przeanalizowali\u015bmy jednak dok\u0142adnie tej opcji. Jest ku temu wiele powod\u00f3w. Po pierwsze, nie znali\u015bmy dobrze dzielnic Walencji. Jako tury\u015bci odwiedzili\u015bmy wszystkie turystyczne miejsca, a to nie by\u0142y miejsca, w kt\u00f3rych chcieliby\u015bmy mieszka\u0107 (lub na kt\u00f3re nas by\u0142o sta\u0107) . Nie mieli\u015bmy czasu na dok\u0142adne rozeznanie, poniewa\u017c oboje pracowali\u015bmy na pe\u0142en etat i mieli\u015bmy mn\u00f3stwo innych rzeczy do zrobienia, na przyk\u0142ad pakowanie. Jak w ka\u017cdym mie\u015bcie na \u015bwiecie, s\u0105 \u0142adne dzielnice \u2013 czyste, bezpieczne, przyjazne rodzinom \u2013 i te mniej \u0142adne \u2013 lepiej ich unika\u0107. Mieszkam w Hiszpanii od 10 miesi\u0119cy i zacz\u0119\u0142am rozpoznawa\u0107 nazwy dzielnic Walencji i ich po\u0142o\u017cenie, poniewa\u017c regularnie je odwiedzam, \u017ceby poczu\u0107 ich klimat. Zdobycie tej wiedzy wymaga czasu, a poza tym dobrze jest je zwiedza\u0107 o r\u00f3\u017cnych porach dnia i nocy. Bez tej wiedzy nie s\u0105dz\u0119, \u017cebym podj\u0119\u0142a decyzj\u0119 o przeprowadzce z rodzin\u0105, kieruj\u0105c si\u0119 jedynie cen\u0105 mieszkania lub blisko\u015bci\u0105 metra. Takie decyzje s\u0105 te\u017c \u0142atwiejsze, je\u015bli nie trzeba my\u015ble\u0107 o dzieciach. Dlatego te\u017c, jednym z powod\u00f3w, dla kt\u00f3rych si\u0119 przeprowadzili\u015bmy, by\u0142a ch\u0119\u0107 dzieci do sp\u0119dzania czasu na \u015bwie\u017cym powietrzu. Szukali\u015bmy wi\u0119c mieszkania blisko park\u00f3w i plac\u00f3w zabaw, a najlepiej tak\u017ce blisko pla\u017cy. W Wielkiej Brytanii nasze c\u00f3rki ucz\u0119szcza\u0142y na prywatne lekcje p\u0142ywania i ta\u0144ca, wi\u0119c szukali\u015bmy r\u00f3wnie\u017c krytego basenu. Ja bardzo chcia\u0142am zacz\u0105\u0107 chodzi\u0107 na si\u0142owni\u0119. Nie \u0107wiczy\u0142am od lat i chcia\u0142am znowu by\u0107 w formie. Blisko\u015b\u0107 si\u0142owni r\u00f3wnie\u017c by\u0142aby dla mnie wa\u017cna. Jak wida\u0107, przy wyborze odpowiedniej okolicy nale\u017ca\u0142o wzi\u0105\u0107 pod uwag\u0119 wiele czynnik\u00f3w, a jak wspomnia\u0142am wcze\u015bniej, nie mieli\u015bmy na to czasu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When we agreed on La Eliana, we signed up on Idealista (property search website). We have picked our main criteria (like 3 bedrooms, budget) and we continued to check if anything new came up. There weren&#8217;t many that were coming up. We started looking in April but the question was from when we were willing to pay, if we found somewhere we really liked. We wanted to move to Spain around the 20th of July, just after the girls finished their school. However, this would be a terrible time to search for an apartment. Many owners prefer to rent short term when the high season comes so there are not many long term rentals available. The other thing to remember is that from the beginning of August everything shuts down and the Spaniards go on holiday. Our friends advised us that there will be hardly any agencies open and even if we found something, it might be difficult to sign a contract if everybody is away.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>In between options<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Jedn\u0105 z opcji jest wynajem \u015brednioterminowy. S\u0105 one jak pomost mi\u0119dzy Airnbnb a Booking.com <a href=\"http:\/\/booking.com\">Booking.com<\/a> i wynajmem d\u0142ugoterminowym. My\u015bl\u0119, \u017ce korzystanie z takich ofert wynajmu pozwoli\u0142oby Ci szuka\u0107 mieszkania na d\u0142u\u017cszy okres, gdy szczyt sezonu ju\u017c minie, ale tak\u017ce umo\u017cliwi\u0142oby Ci odwiedzenie r\u00f3\u017cnych miast i okolic, aby zdecydowa\u0107, kt\u00f3ra okolica jest najlepsza na d\u0142u\u017cszy pobyt. My korzystali\u015bmy z czego\u015b podobnego, ale robili\u015bmy to za po\u015brednictwem osoby prywatnej. Znajomy znajomego wyje\u017cd\u017ca\u0142 na miesi\u0105c w g\u00f3ry i zaoferowa\u0142 nam sw\u00f3j dom za ustalon\u0105 op\u0142at\u0105. Dom mia\u0142 by\u0107 dost\u0119pny od daty naszego przyjazdu do Hiszpanii (czyli oko\u0142o 20 lipca). Przynajmniej mieli\u015bmy gdzie si\u0119 zatrzyma\u0107 na miesi\u0105c. Dowiedzieli\u015bmy si\u0119 o tej mo\u017cliwo\u015bci w lutym, kiedy odwiedzali\u015bmy Walencj\u0119 i mieli\u015bmy wst\u0119pn\u0105 umow\u0119.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rozwa\u017cali\u015bmy r\u00f3wnie\u017c zatrudnienie kogo\u015b, kto poszuka\u0142by dla nas mieszka\u0144. Rozmawiali\u015bmy z kilkoma agentami, kt\u00f3rzy umawialiby si\u0119 na ogl\u0105danie mieszka\u0144, bior\u0105c pod uwag\u0119 nasze kryteria, a potem mieli\u015bmy polecie\u0107 do Walencji tylko na jeden dzie\u0144, \u017ceby obejrze\u0107 nieruchomo\u015bci i co\u015b wybra\u0107. Jedyny problem polega\u0142 na tym, \u017ce agenci nas nie s\u0142uchali i wysy\u0142ali nam linki do nieruchomo\u015bci, kt\u00f3re by\u0142y albo za drogie, albo nie znajdowa\u0142y si\u0119 w okolicy, kt\u00f3ra nas interesowa\u0142a. To by\u0142o naprawd\u0119 irytuj\u0105ce. Dlatego w Litora naprawd\u0119 rozumiemy, co to znaczy S\u0141UCHA\u0106 i ROZUMIE\u0106, czego szukaj\u0105 ludzie, i znale\u017a\u0107 im nieruchomo\u015b\u0107, kt\u00f3ra spe\u0142nia ich oczekiwania.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Bingo!<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the 20th of June I contacted an agent of the property that came up on the Idealista site which looked like something that could be a great fit for our family. It has 3 bedrooms, is situated in the center of La Eliana, has a great terrace and is very bright. I am still amazed (and not only me but whoever I tell this story) how fortunate I was I came across this agent. His name was Jose Alfonso and he worked for the agency called Urbillar in La Eliana. Between the 20th and 26th of June when we paid the reservation deposit for the apartment, we exchanged many emails. He was very communicative, informative and very very helpful. Talking to him was like a breath of fresh air which restored my faith that there might be some good Spanish agents. The agency wanted to sign the contract with us in the first week of July, but we managed to postpone it until the 9th. Again, we wouldn\u2019t have accomplished that without the help of our friend Olivera. She stayed in touch with the agency and communicated to us what documents were required and she also checked the rental agreement for us. One of the problems was the lack of <a href=\"https:\/\/litora.es\/pl\/nie-permits-and-visas\/\" type=\"post\" id=\"372\">NIE<\/a> numbers (Numero de Identidad de Extranjero &#8211; a unique tax and identification number assigned to foreigners in Spain), but the agency agreed to sign the contract with our passports and deliver <a href=\"https:\/\/litora.es\/pl\/nie-permits-and-visas\/\" type=\"post\" id=\"372\">NIE<\/a> when obtained.\u00a0<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kiedy teraz czytam ten akapit, wydaje si\u0119, \u017ce wszystko posz\u0142o bardzo prosto. Musz\u0119 jednak przyzna\u0107, \u017ce tygodnie mi\u0119dzy 20 czerwca a 9 lipca by\u0142y bardzo stresuj\u0105ce i pe\u0142ne niepewno\u015bci. Jednego dnia, zanim cokolwiek mieli\u015bmy uzgodnione, og\u0142oszenie znikn\u0119\u0142o ze strony i my\u015bla\u0142em, \u017ce mieszkanie zosta\u0142o zaj\u0119te. Jednak to by\u0142 tylko b\u0142\u0105d na stronie. Drug\u0105 kwesti\u0105 by\u0142 problem z naszymi brytyjskimi odcinkami z wyp\u0142at. Hiszpa\u0144skie agencje nie akceptuj\u0105 zagranicznych odcink\u00f3w wyp\u0142at i w wielu przypadkach wymagaj\u0105 por\u0119czyciela z hiszpa\u0144skim dochodem. Jednego dnia budzi\u0142am si\u0119 szcz\u0119\u015bliwa, \u017ce znale\u017ali\u015bmy nasze mieszkanie, a nast\u0119pnego p\u0142aka\u0142am, bo nic ju\u017c nie by\u0142o pewne. Ostatecznie wierz\u0119, \u017ce Jose Alfonso by\u0142 naszym Anio\u0142em Str\u00f3\u017cem, wsp\u00f3\u0142czu\u0142 nam i naszej sytuacji i dopilnowa\u0142, \u017ceby\u015bmy podpisali t\u0119 umow\u0119 najmu.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Signing the contract<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">My husband and I arrived in Valencia on the 9th. We saw first the temporary rental which we agreed to go ahead with (even though we would be paying for the two places for a month). The reason was that our long term apartment was unfurnished and we were expecting all our furniture to come from the UK in the second part of August. We also thought that it would be nice for our children to enjoy a big house with access to the community pool as it felt like being on holiday for them. After that we saw our apartment for the first time. It met our expectations and didn\u2019t look much different from what we saw on the photos and video. We loved the big terrace and the bright and spacious living room. So we were happy to go ahead with it and at the agency, in the presence of the agents, landlord, our friends (as guarantors) and us we have signed and received the keys.
